Proposed Architectural Scope of Work for Interior Space Upgrades

Background
St. Andrew’s has recently completed a capital fund raising program to well position the church facility and grounds now and into the future. There are three specific focus areas for improvement – Interior Spaces, Exterior Spaces, and Organ Upgrade. This scope of work details desired improvements for the internal spaces of the Church building and adjacent House where the church offices are housed.
Objective
Provide architectural drawings and renderings for the scope and improvement areas listed below. Include in the proposal an estimated number of professional billable hours, fee schedule, and not to exceed top line budget, with the ability to have additional scope not currently estimated billed at an additional hourly rate. It is expected that a number of meetings with the selected architectural firm will be required to sufficiently convey details as well as some iterations to achieve the final outcome.
The deliverables should include sufficient 3D renderings (isometrics or 3D CAD), plot plans, elevations, cross sections, and details of each improvement area so that the church approval authorities can envision the proposed design. Additionally, the deliverables must be construction quality to provide sufficient detail for contractors to bid. Finally, the selected firm will provide a budget cost for each line item.
Scope of Work and Improvement Areas
Church Organ Pipe Cases and Chancel Modifications – work with selected (by St. Andrew’s) organ builder to detail out modifications in the Chancel and Narthex.
Painting scheme changes in the chancel not associated with this work will be incorporated here as well.
Organ pipe chambers will rest on the concrete foundation, wood floors will need to be cut to accommodate.
Structural engineer may be required to ensure sufficient support for new pipes and case
Blowers for new organ require 3 phase power.
120V circuits required for lights and receptacles in organ case.
Narthex wall will need to be reopened to view stain glass windows on East wall.
Some existing pipes will remain as an Antiphonal organ.
Rose Window - Relocate Rose Window on the West Wall of the Sanctuary consistent with the proposal by selected organ builder, including structure necessary to LED back light, and close external hole where Rose Window is currently located. Stain glass window company in Houston selected by St. Andrew’s will actually do re-location work.
Youth Room Updates - Replace lighting, install AV equipment (projector/screen), remove built-in plastic laminate desk and connected storage, and paint walls.
Coffee Bar Renovations – Two coffee bar locations, one in the Parish Hall and the other in the Oak Table Room. Demo existing millwork, install new millwork cabinets, install new countertops, install new sink (in oak table room), install new trash and recycling bins/cabinets.
Altar Guild Renovations – Improve Sacristy space use by installing a new counter top that would be of standard height along with providing more convenient storage for occasional use items. New counter top to have a sink and adequate hot water heater. Improved storage capabilities to be defined.
Restroom Renovations – The are two sets of men’s and women’s bathrooms – one on the first floor and one on the second. There is also two unisex ADA bathrooms – one on the first floor and one on the second adjacent to the elevator- that is out of scope. Intent is to modernize these 4 bathrooms including replacing all plumbing fixtures and fittings, replacing lavatory countertops, new paper towel holders/trash units, replacing flooring and wallcovering / paint, adding signage regarding ADA unisex restroom location, and replacing toilet stalls. If possible, adding a urinal to the men’s bathrooms is preferable without reducing the number of toilets / stalls.
West Lobby Entrance Renovations – The west entrance from the parking lot is the primary (most used) entrance to the Church. It is estimated that 98% of our members, guests and visitors enter by this path as well as 100% of our school children parents. This is essentially the main entrance to the church and needs to communicate a welcoming loving feeling (see photos and drawings). Ideas and Guides but not requirements:
Add additional receiving area between the parking lot and attached to the building. This area could be airy and new since the hallway ceiling heights and other areas have lower ceilings. The Good Shephard Chapel must remain intact.
Expand hallway which presently actually narrows down upon progressing.
Area needs to be bright, welcoming, and open.
Bathrooms which exist along the hallway (listed above) can be reoriented to widen hallway slightly. Chapel and office space to remain intact.
Some space is available from electrical/mechanical room for bathroom reorientation however electrical switch gear must not be disturbed and spacing codes be honored.
Church Sanctuary Flooring - Remove existing tile flooring in Sanctuary and replace with new “color-body” porcelain tile.
Parish Hall Kitchen Renovation – Add new kitchen faucet, LED lights on ceiling, undercounter LED lights, ceiling fans, AC vent cover, stove LED lights, shelves, service window reworks, protective trim, bar sink size for children, more plugs, water supply to refrigerators for ice, 2 microwaves, granite countertops for heat protection and improved presentation. Improved AC air flow, ducts, and registers by other.
St. Andrew’s House Bathrooms - Two bathrooms exist, a half bath on the first floor, and a full bath on the second floor. Scope includes replacing 2 toilets, replacing sinks and faucets, replacing mirrors, and replacing towel dispensers and accessories. Decision point on whether the cast iron tub remains or not. Also prefer a urinal, if possible, in the upstairs bathroom.
St. Andrew’s House Interior Finishes – complete selection of House interior and exterior paint and window coverings, and provide selection for House décor and rugs on wooden floor.
St. Andrew’s House Additional Lights - Adding new downlighting at the House for increased light levels.
Demo existing ceiling fans
Install new recessed ‘can’ lighting throughout.
Replace existing barn style light
Replace porte cochere light
Add soffit lights
Other
Provide commercial terms such an insurance carrier, types of insurance, and levels as well as indemnification language, and normal terms of payment. St. Andrews campus is located within the Heights Historic district and as such we will have to abide by the architectural rules governing that area.
